The 2026 SHLA Conference was a fantastic day catching up with friends and clients, meeting new associates, discussing #tenancyfraud case work, and showcasing our talents at investigating and evidencing tenancy fraud through our multi stage approach:
- Residency Reports to identify where the tenant actually resides and who is and has been in occupation at the tenancy property;
- Fraud Risk checks to obtain finance and insurance data in the tenant's name and at which address these have been applied from;
- Covert Intelligence Gathering on-the-ground to secure evidence of the daily routine of the tenant at an alternative address that we have traced - to counter any claims of 'just visiting friends' or similar;
- Surveillance upon the tenancy address as well as the tenant's new address;
- Deep-dive financial reports detailing all UK bank and borrowing accounts and at which address they are recorded.
30 years of experience investigating tenancy fraud has taught us that the case needs to be robust; and that we must consider what the tenant's potential defence could be - and to demonstrate the reality to refute that.
